SUMMARY OF RESPONSIBILITIES

The Regional Leasing Manager (RLM) will work to ensure consistent sales performance is achieved by each District in their respective Division.  This will be done through monitoring of centralized reporting on agent productivity and by leveraging this data through constructive one on one sessions with direct report agents and dotted-line agents that report into each District.  In addition to sales technique coaching and performance development, the RLM will work with the Sales Management Team to strategically plan each month, leveraging all available resources to optimize sales conversions, monitor daily lead and application volumes via CRM and Power BI and to work to implement new strategic initiatives that will drive sales efficiency.

 

ESSENTIAL DUTIES

  • Review all transactions within assigned region with support from the designated broker or owner, as appropriate, seeking to assure compliance with policy and local rules/regulations.
  • Work with leasing agents within assigned Division to set sales and career goals, aligned with performance KPIs. Establish plans and coach associates to meet KPIs. Coordinate training opportunities and provide general support and coaching on a daily basis.
  • Plan and facilitate Divisional team meetings and training.
  • Initiate recruitment efforts, assist with hiring process and provide onboarding for all new leasing agents within assigned region and to assist in training and recruitment efforts as needed with our Central Sales Team.
  • Work in conjunction with other departments, plan and implement market strategy and operations to meet Plan Occupancy targets and rent growth.
  • Assess, modify and/or set up systems to increase efficiency of leasing operations to best support the associates and our customers.
  • Participate in weekly market strategy and management meetings.
  • Establish and reinforce a positive work environment by monitoring workloads and respecting work-life quality of team members.
  • Provide meaningful feedback regarding leasing associates’ performance in a timely manner.  Keep leadership informed of progress and issues.

  • Weekend rotations supporting our agents/specialist and move-in coordinators is required – this includes Saturday and Sunday

WORKING CONDITIONS

  • Primarily working indoors, away from the threat of any weather conditions
  • May sit or stand for several hours at a time and climb up and down stairs multiple times each day
  • Must be available to travel throughout applicable Division as needed and appropriate, including travel by air

 

REQUIRED EDUCATION AND EXPERIENCE

  • High School Diploma or equivalence
  • Active real estate license required, or willingness to obtain
  • Intermediate proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook)
  • Minimum 4 years of supervisory or management experience
  • Minimum 2 years of recent real-estate experience – SFR experience highly desirable
  • Knowledgeable of real estate law, local economies, and Fair Housing
  • Proven sales experience to meet or exceed goals

 

PREFERRED EDUCATION AND EXPERIENCE

  • Current broker’s license desirable
  • Experience using Yardi Voyager or similar property management program
  • Experience with Microsoft Dynamics CRM highly desirable
  • Experience working in a fast paced, dynamic company that is metrics-driven
